Commercial Property: Mind the Liquidity Gap - Brian Bollens Blog ...

Jacques Gordon, global strategist at?LaSalle Investment Management, on the current status of the commercial property market and the challenges posed by the liquidity gap

?Investors? appetites grow and diminish.? How and why this happens is a mysterious process in all asset classes. In property, talk of 'risk-on' and 'risk-off' can be heard from traders as a new year unfolds. A year ago, the 'risk-on' real estate trade was the thing to do and investors of different stripes returned to real estate in larger numbers than any time since early 2008. A broadening band of private equity assets and products gained popularity after the risk off trades of 2010 and the year of nearly no trades in 2009.?

?Now, in early 2012, the risk-off trade is dominant again. In real estate parlance, only 'core' assets (fully leased, dominant buildings in major markets) have full access to liquidity. Risk-averse money seeks safety in the most expensive property markets in the world. Like investment grade bonds, core properties have traded up in price, even though fundamentals are weak. But the low risk reputation of these assets may be illusory.? Investors seeking a safe haven in property have bid up the prices, and driven down the yields, to levels that may be unsustainable, especially if and when interest rates rise again. In London?s West End a luxury retail flagship store traded recently at a record low yield of 2.9%. In North America, mid-rise rental apartment buildings in trendy neighbourhoods routinely trade at a 4% yield or lower and in Shanghai, while the government tries valiantly to reduce the pressure on luxury residential prices, office buildings trade at 5% yields - lower than government bonds.??

?At the same time, risk-on trading has found a home in the world of real estate debt. The mountains of real estate debt accumulated during the credit bubble era are starting to crumble. NAMA, the Irish government?s bad bank for property development debt, is auctioning large chunks of its ?72bn pool of performing and non-performing loans across Europe and North America. In December large portfolios of discounted real estate loans were sold by RBS and Lloyds. Barclays and HBOS have already exited their North American and Asian loans through secondary market trades. The French and German banks are next to start selling, as the Euro crisis and Basel III force these institutions to pare back to domestic, conservative senior debt. American banks face a similar mountain of expiring debt and are steeling themselves to start packaging it up for sale. Meanwhile, the smart money is moving into 'mezzanine' real estate finance, where yields can be twice, thrice or even four times as high as the yield on senior debt or on direct equity.?

?How will trading in discounted real estate debt affect the underlying commercial property market? ?Non-performing, barely performing, and 'zombie' debt rarely has prime, core assets as collateral. Many of the debt purchasers hope to wrest control of the collateral from the original borrower. As they do so, more of these 'not-quite-core' assets will start to trade, as they are pulled out of limbo land.? Investors willing to take on a degree of complexity, or who are willing to shift focus from Knightsbridge to Hammersmith, or Madison to Third Avenue, will find much better value in these 'core-plus' properties, as we in the trade call them.??

?Commercial property is clearly divided into the 'haves' and the 'have-nots' when it comes to liquidity and pricing and returns look quite different on either side of this liquidity gap.? In geographic terms, the West End of London, Mid-town Manhattan, Central Paris and La Defense, Hong Kong-Central, and Shanghai?s Pudong and Puxi districts are all firmly in the 'have' category. They exert a strong pull, accounting for an extraordinarily high proportion (by value) of all activity that took place in major markets in 2011 according to Jones Lang LaSalle research.??

?Yet, there is a great, wide world of real estate beyond these ?ber-expensive, low-yielding districts. The gradual expansion of the core market will occur, as frustrated would-be buyers continue to be out-bid by safe haven money. Partially-leased buildings that need to be fixed up and filled before they attract the attention of core buyers represent one example. Then there are the sectors offering higher yields because investors aren?t familiar with them, such as healthcare real estate (laboratories, doctors? offices, clinics) or student accommodations near major universities.??

?When will these trades be seen as worth doing?? It won?t be long; there is only so much Knightsbridge property to go around.?

?

The Way To Select And Rent A HK Apartment - Naperville Real Estate

The HK real estate current market is among the most completely unique on earth. To begin with whenever costing a HK flat local HKers is going to quote a price per sq . foot. That is contrasting to the West in which real estate is priced depending on buyer?s and sellers views of the location, style, character and so forth: size is just 1 input to the formula. The reason why HK rentals are generally costed like this are merely because space is so expensive.

A HK flat may come in lots of styles. You could have one of the following:

HongKong apartment with a rooftop:
They are typically in Soho, Sheung Wan, Central, Wan Chai i.e. every one of the westernized areas. They may be old Chinese homes and usually HK flats in the top level include a roof top.

?Juk Jaks? or modern-day flats together with high-priced facilities: These are kinds like Belchers or Tai Koo Shing i.e. big multistory buildings together with several towers that contains a large number of flats. HK locals like living in these and inside a Hong Kong real estate bubble it?s these ones which usually climb just about the most.

HK rentals using a Terrace: A lot like rentals with a rooftop yet on the lower stage and include a outdoor patio

When you try leasing a HK apartment you?ll have to see an agent. They are going to typically request you to sign a commission rate form which will entitles them to a fee on successful local rental thus be sure to go through this cautiously. If you sign the rental you should make sure you?ve the following paperwork to make certain productive lease signing:

Passport/HK identity Card
Income slip/occupation note
Prospective referees
Two months down payment with regard to rent, 1 calendar months rent beforehand.

Additionally for your own personel protection you should make sure that the rental agreement is stamped (needed for buyer safety in HK law) and check at the conditions clearly so that you realize your proper rights as well as obligations.

The last thing you should know of whenever renting HK house will be keeping an avid eye around the mortgage rates. Interest levels in HK adhere to US interest rates (as the HKD is actually pegged to the USD), however HK real estate prices and so leasing prices are generally remarkably related to local rates. should your viewpoint is that US is going to cut rates you might be better off taking a short-term local rental lease contract instead of locking in a long term one.

Is It Common To Get Outbid On A Foreclosure Property? | Rock-n ...

questions

Q: I have been in the market for a home for over a year now, the perfect one finally came along. Yesterday I made an offer on a foreclosure that has only been on the market for a few days. The list price was $99,000 and my offer was for $105,000 submitted with a $1,000 deposit. My agent verified through the listing agent that there were no other offers on the house and my agent submitted my offer to the bank at around 3:00PM. So I get a text message from my agent at about 6:30PM saying that she just received an email from the listing agent saying that a cash offer has been accepted on the house. I want to know what could have happened in those few hours, I have a suspicion of something done under hand. Should I look further into it, or do these things happen often?
?Katherine, Lake Mary, FL

A: Unfortunately these things happen sometimes with foreclosures, it seems a little bit too fast to hear from any foreclosure Bank within 3 hours about any offer, but they behave like this if they get a great cash offer. I don?t blame you to be suspicious, but Banks are not in Real Estate business and they don?t follow any rules. As far as the listing agent, they just act on behalf of their seller or asset manager.
Rena Kovach is a Realtor? with Fairfax Realty in Vienna, VA.

A: These things do happen. The bank does not really care about much other than getting the best offer. I would inquire with your agent as to what offer they accepted but my guess is the bank will not disclose.
Steven Brown is a Realtor? with The Dwelling Group in Seattle, WA.

Awww yeah, this thing looks right up my alley. I'd love to join! I'm assuming all characters should more than likely be human since its a Cerberus Operation? I've already got a character taking shape in my head just got another quick question though. Would ya mind terribly if he's heavily inspired by gears of war? Figured the Onyx Guard armor from 3 looks like something fresh outta Mass Effect so I was gunna use that for my character. Might have another reference or two from the game. I'm not gunna like straight up be Marcus Fenix or anything but just figured I'd ask before going through the trouble of making the app.

I should go.

SharePoint Saturday Belgium: April 28th with a lot of great speakers ...

With pride, BIWUG can announce the second official SharePoint Saturday organized in Belgium. Karine Bosch organized the first one in May 2010.
The second one is organized on April 28th by BIWUG, and since Karine is a board member of BIWUG, she is one of the co-organizers.

I am also co-organizing this great community event and my responsibility is to make sure we have enough funding to organize SPS (via sponsors) and to organize the Power User, Information Worker or Knowledge Worker track. You can call it whatever, my goal was to organize a track without Visual Studio and PowerShell. (Or at least just a little bit of Visual Studio and PowerShell ;-) )

Since I really like Daft Punk a lot, my goal was to make this SharePoint Saturday Harder, Better, Faster, Stronger, hence this will be the best SharePoint Saturday EVER organized in Belgium. We will have a good organization, great topics, even better speakers and presenters, and a fast and hard prize draw and a strong SharePint at the end of SharePoint Saturday Belgium. Just as a site note, back in 1997 I was in New York to visit a friend, and we went to a Daft Punk concert and could even get a backstage pass. Therefore, yes, I am one of the persons who actually saw Guy-Manuel and Thomas. If only I knew at that time that these two guys ?wore helmets al the time, I would have focused a little more to be able to remember their faces J

Now back to SharePoint Saturday Belgium.

  • IT Pro

  • Developers

  • Information Architects

  • Business Analysts

  • Project Managers

  • Business CEO

  • Designers/Branding

  • Information Workers

  • Power End Users

  • End Users

It is a free event, organized by BIWUG. We will have 3 tracks (and maybe even 4 depending on the occupancy of the facility). There is a developer track, an IT pro/Administrator track and then track where I am responsible for, let us call it the IW track. It will be the first SharePoint Saturday where we will have a bunch of international speakers. We have a shortlist of international speakers, and while we are taking care of the latest practical arrangements, we can?t??disclose their names yet. There is one speaker who confirmed her travel schedule today, and that is Christina Wheeler.

There will be an exposition hall with booths from the SharePoint Saturday Belgium sponsors. Therefore, this is also a very good way to get to know the SharePoint 3rd party vendors and other SharePoint companies. Go and have a chat with them and broaden your SharePoint platform knowledge.
At the end of the day, there will be a prize draw and after that we organized a #SharePint.

The scene of SPSBE is in the Business Faculty of Xylos. We are grateful for Xylos in being our facility sponsor! You can find a map on the registration page, but for Murphy?s sake, here is a downloadable route description.

I am really looking forward to meet you there. I might be busy that day, but when you see me, stop me, grab me and greet me. Do not fear my dark force ;-) .
Please feel free to spread the word. You can use #SPSBE as the hash tag in twitter.

Evo Shares its Retail Secrets | Skiing Business

Seattle based ski shop, Evo?s strong marketing practices and online community have earned it four Skiing Business Industry Awards. We caught up with Evo to learn how they integrate online-shopping, social media, and merchandising to gain industrywide recognition.

Evo received awards for Best marketing practices; Best in-shop merchandising: softgoods; Best in-shop merchandising: accessories; and Best digital services.

Best marketing practices

What do you guys do to get people in your shop and/or shop online?
We make sure we are getting in front of customers at the right time with relevant messaging. We drive traffic to our store and online using many channels?online and offline?as we know that marketing channels are all interrelated and work together. We have top rankings in search and are solid in comparison to other shopping engines due to our great prices and product assortment. We have a great group of affiliates and have engaging and robust email and social media calendars. For our store specifically, we use localized email sends and targeted print. Last fall, we mailed our first Evo catalog to a combination of existing customers and prospects. We are proud of the Evo story it communicated, and are pleased with the outcome.

We creatively use all of the marketing channels and are always looking at new ways to drive traffic. That said, we also believe that the most important way to drive quality traffic and deepen loyalty is to provide a positive experience at our store and on our site, and deliver excellent customer service in both.

Atsuko Tamura and Bryce Phillips

Atsuko Tamura and Bryce Phillips

How much time and money do you invest in your marketing initiatives?
We invest heavily in our marketing initiatives with smart, talented people and substantial amounts of money to support various programs. We spend our time and marketing dollars where we believe we will get the best return on investment. So, if we find something is working well, we invest further in it, if it makes sense to do so. Conversely, if we are not getting a desired return on an initiative, we figure out why and adjust time and dollar investments accordingly.

What?s the biggest tip you?d give retailers trying to reach a bigger audience and ultimately increase sales?
Manage your marketing dollars carefully to optimize traffic and associated conversion. Be data driven, but listen to your gut. Make sure your content and communication tone reflect your brand and relate to your customer in a way that is meaningful, informative and actionable. As they respond, make sure you are landing customers on pages that make sense and are running compelling and easy to understand promotions.

Listen to your customers, be relevant and deliver what you promise.

Best in-shop merchandising: softgoods

You do a big online business, but one of the Skiing Business awards you won was for in-store softgoods merchandising. How do you justify the floor space and ensure you have ample selection?
We carry a very broad assortment of brands and styles online. For the store, we edit the assortment down to the brands and styles that we believe reflects Evo?s brand, and one that is more tailored to the local customer who shops at our store. We know the importance of offering the right hardgoods and softgoods to support the activities we represent. As such, we look at product and brand sell-through performance, adjust to demand from customers and keep our assortment fresh and profitable on a regular basis.

The importance of representing softgoods is a critical factor to attain our overall store profitability since customers tend to shop for softgoods more often than hardgoods. There is also more natural crossover with softgoods than hardgoods, so that also helps allocate store space.

How often do you pick up new brands? What new brands are you looking at now?
We pay attention to trends and customer preferences in the market place and adjust our assortments accordingly. We pick up new brands if we see that they meet a particular niche we need to fill, or are relevant for Evo and our customers. This helps us keep tried-and-true brands at the core of our assortment, but also gives us the chance to keep the product mix interesting. We aren?t really looking at ?new brands? in the industry as a whole, but the brands that we are growing are new brands to Evo.

How do you display your softgoods in the store? Are they paired in outfits, by brand, by color, or what?
Women?s softgoods are merchandised more by fabric content and color. Men?s are more merchandised by price and technical features.

Best in-shop merchandising: accessories

Within the accessory segment, what?s your biggest sales category, and what do you do to promote it?
Helmets are our biggest category. Helmets have become more than just safety gear?they?re now an integral part of someone?s outfit. Recognizing that, we promote them by offering the broadest assortment, and a wide range of prices so we can meet every customer?s needs for fit, brand, feature, style and price.

What tactics does your sales staff use to up the add-on sales with accessories?
We ask our customers if they are satisfied with the performance and comfort of their current gear?whether they are looking for a helmet, goggles or gloves. Depending on their response, we offer some new products for them to consider. We don?t oversell?our employees are not commissioned. Our employees listen to the customer?s needs and offer solutions to what they want by asking questions and knowing the products we carry. That?s our approach at both the retail store and on the phone.

How do you merchandise your accessories in the store?
We dedicate floor space for them, and make them accessible for customers. We also let our customers know that there are more colors and sizes in the stock room, and of course, online. We use manufacturer-provided fixtures for helmets and goggles since they are built to best represent these products in a space-efficient way, and we choose fixture programs that complement our Evo visual merchandising experience. For gloves, we built our own display fixture because we feel there is a need for customers to try on a variety of gloves and see many of the features, explain the differences?and to do this in a small environment. Building our own seemed to be the best solution for that.

evoawards02

Best digital services

What are you using on the digital front in addition to social media?
It really just boils down to our people and that we use the digital front as another medium to foster community in the way that we?ve built our company and culture at Evo. We see our employees and customers as the advocates of Evo?our community, lifestyle and sharing the passion of what we love to do. We have a great team here that tries every day to push the envelope both in their work and in their personal lives, which is really similar to the way our customers like to live their lives. Knowing there?s that similarity, and that customers like and want to hear from each other, we strongly encourage the use of social mediums to foster a place where information and experiences can be shared?whether it be product reviews, photos, favorite places, etc.?all online and offline.

What about in terms of social media: How are you using it? What are the benefits you see? How do you justify the time/money spent? Etc.
Evo has let its social media grow organically. We try to inform, educate and entertain with our channel. We choose topics that we think will resonate with our fans and get them talking about something cool or exciting?whether it?s a giant storm coming in off the Pacific or a contest to go to the X Games or Japan. Obama's grandma injured after car rolls in Kenya (AP)

NAIROBI, Kenya ? President Barack Obama's 91-year-old step-grandmother suffered bruises and shock after a car she was traveling in rolled over, a relative and a hospital official said Monday.

The relative said Sarah Obama was traveling to her home in the village of Kogelo, in western Kenya, when the accident happened Saturday night.

He said the vehicle lost control and rolled as the driver attempted to overtake a truck near the Kisumu airport. The relative asked not to be named because he is not authorized to speak for the family.

Najim Mawji, the chief operating officer of the Agha Khan hospital in Kisumu, said doctors discharged her Saturday night after she had gone through several tests.

Mawji said she coped well with the shock that came from the accident.

Sarah Obama is the second wife of Obama's paternal grandfather. Obama referred to her as "Granny" in his memoir, "Dreams from My Father," and described meeting her during his 1988 trip to his father's homeland and their awkwardness as they struggled to communicate.

Barack Obama has visited his Kenyan relatives three times in Kogelo, and his step-grandmother has gone to the U.S. at least three times. In a 2008 interview she said they are close, although they have to speak through an interpreter.

Kenya has a special regard for President Obama, the son of a Kenyan economist and an American anthropologist. Children, shops and dozens of minibuses ? which carry names in Kenya ? are named after the president.

Palestinian rivals agree to form unity government (Reuters)

RAMALLAH, West Bank (Reuters) ? The leaders of rival Palestinian factions Fatah and Hamas signed a deal in Qatar on Monday to form a unity government of independent technocrats for the West Bank and Gaza, headed by Palestinian President Mahmoud Abbas.

The move, following the failure of exploratory Israeli-Palestinian talks aimed at reviving stalled peace negotiations, was condemned by Israel, which says the Islamist Hamas cannot be part of any peace efforts.

The accord signed by President Mahmoud Abbas and Hamas leader Khaled Meshaal is supposed to pave the way for Palestinian presidential and parliamentary election possibly later this year, and to rebuild the Hamas-ruled Gaza Strip following a 2008-2009 Israeli offensive against Hamas.

It was not known whether the deal would be implemented. No timetable was set. A reconciliation pact Fatah and Hamas struck in May 2011 has had little substantive result but both sides said they were serious about carrying out the new accord.

Abbas' Palestinian Authority supports a negotiated peace with Israel that would give Palestinians an independent state in the Israeli-occupied West Bank and in Gaza, co-existing alongside the Jewish state.

Meshaal's Hamas is officially sworn to the destruction of Israel but is open to an indefinite ceasefire.

Their conflicting positions have not been resolved despite the new deal, as Israeli Prime Minister Benjamin Netanyahu wasted no time in pointing out.

"Hamas is a terrorist organization which strives to destroy Israel and relies on support from Iran," he said. "I have said many times in the past that the Palestinian Authority must choose between an alliance with Hamas and peace with Israel. Hamas and peace don't go together."

If Abbas implements the Doha pact, the Israeli leader added, then "he is choosing to abandon the path of peace and to choose Hamas ... You cannot have it both ways."

Palestinian political analyst Hani al Masri said: "They (Fatah and Hamas) are avoiding the main issue. They are waiting to see what the international community's reaction will be. This leaves all the important issues unresolved."

A diplomat in the region, who declined to named, said Hamas leaders in Gaza appeared to have been surprised by the Doha announcement and were likely to raise questions with Meshaal, who has until recently lived in exile in Damascus.

"The agreement in Doha did not have a normal birth, I mean it did not come in complete coordination within Hamas. The whole thing came as a surprise in Gaza. We have to watch whether it will work," the diplomat said.

Meshaal took Hamas by surprise in December by announcing he would not seek to extend his leadership when an internal election is held in March. Analysts said his "resignation" was more likely to be a back-me-or-sack-me ploy to reassert his control in order to soften Hamas policies in line with Abbas.

Fatah and Hamas have been bitter rivals since the Islamist movement seized control of Gaza in a brief war in 2007 and expelled Abbas' Fatah-led Palestinian Authority.

PM FAYYAD OUT, BUT WHEN?

Monday's deal provided for a government of independent technocrats to oversee preparations for elections later this year. A vote had been mooted in May but the Palestinian election commission says more time will be needed.

Abbas and Meshaal, who signed the deal billed as the "Doha Declaration" in the presence of Qatari Emir Sheikh Hamad bin Khalifa al-Thani, pledged to ensure quick implementation.

"We are serious, both Fatah and Hamas, in healing the wounds and ending the chapter of division and reinforcing and accomplishing reconciliation," Meshaal said in comments televised live by Al Jazeera from Qatar.

He said Palestinians wanted to accomplish unity and move forward "to resist the enemy (Israel) and achieve our national goals." Abbas, head of the secular Fatah movement, promised that "this effort will be implemented in the shortest time possible."

There was no immediate comment from Israel, which has warned Abbas that turning to Hamas amounts to turning away from peace.

A senior Palestinian official said that under Monday's agreement, Abbas would assume the role of prime minister, replacing Western-backed economist Salam Fayyad.

It was not immediately clear if Fayyad, whose dismissal was one of the main Hamas conditions for a deal, would be a member of the new government or when the cabinet would be formed.

Fayyad welcomed the accord, and was expected to remain in his post until the new government takes over.

"The prime minister saw this as a response to the aspirations of our people to restore unity to the homeland and its institutions," said a statement issued by his office.

Ismail Haniyeh, who heads the Hamas government in Gaza, also welcomed the deal and said he was ready to help implement it.

The last presidential and parliamentary elections were held in 2006. Hamas won the parliamentary vote and briefly formed a government but it was shunned internationally and later dissolved by Abbas.

Separately, Fayyad met union leaders and employers on Monday to pursue agreement on the 2012 budget after a public outcry against austerity steps thwarted his first plan to tackle a debt crisis, prompted in part by a cut-off of U.S. aid.

Now, after the University of Missouri research professor was diagnosed with cancer in September 2011 and broke the news to colleagues by video on the Internet, he is applying those lessons to his own life. (AP Photo/Jeff Roberson)

(AP) ? At first, David Oliver ignored the bump on his neck that he noticed while shaving. The medical school professor assumed it was calcified scar tissue from a previous surgery.

But the growth didn't go away, and his sore back grew more painful. A doctor's diagnosis confirmed the worst: He had a form of upper throat cancer called nasal pharyngeal carcinoma. It had spread to his lymph nodes and bones.

Then Oliver, who has spent a career teaching medical students and hospital workers how to care for dying patients, took an unusual step. He made a video to break the news to colleagues. And when the clip spread far beyond this Missouri college town, Oliver undertook a bigger mission: documenting his treatment in regular videos and promoting an unusually public conversation on medicine and mortality.

"If there was ever a time to be a good teacher, this is it," he said. "I've got a chance."

Oliver, a 69-year-old specialist on aging and a former health care executive, at first struggled to absorb the diagnosis in September. His cancer is considered treatable but not curable.

He wanted to avoid the inevitable stares from colleagues at the University of Missouri's medical school, even those whose jobs often required them to confront terminal illness. He knew there would be whispers in the hallway and uncertainty about how ? or even whether ? to discuss the disease.

Oliver's initial video was meant to "put them at ease when they saw me. I'm still David," he said. "I might have five years. I might have six months. But I want you to be comfortable."

The video quickly spread after Oliver's five adult children shared the three-minute clip with Facebook friends, who in turn shared it with their own friends. A short time later, he started a video blog and a YouTube site.

For his followers, the updates alone weren't enough. Questions soon followed.

A viewer from Japan, his stepdaughter's former study abroad teacher, wanted advice on how to comfort his own friend with cancer. Medical students probed for suggestions about patient care. A college professor in Florida asked permission to use the video in class.

A former Vietnam War protester who four decades ago entered the then-nascent field of gerontology, Oliver spent decades sharing lessons on how to die. Now, buoyed by the power of social media, he was showing others how to live.

Anyone who expected to feel sorry for Oliver was quickly disabused of that notion after watching his first diary entry. A die-hard Missouri Tigers fan, Oliver made sure to highlight the two "puke buckets" he planned to obtain for chemotherapy and radiation treatments: one emblazoned with the rival Kansas Jayhawks logo, the other bearing an Oklahoma Sooner, another foe.

Beyond the humor, Oliver realized his illness provided a chance to help prepare patients and their loved ones, to trade whispers for matter-of-fact observations, to push the conversation from the shadows into the virtual public square.

The second video installment featured Oliver getting his head shaved, his full crop of grayish-blond hair falling to the salon floor before the chemo drugs took their toll.

By the third video, his bald head was gleaming. Oliver stood behind a dozen pill bottles containing a wide range of drugs ? from the steroid dexamethasone to morphine. He talked about dealing with "chemo brain," the persistent mental fog that trails the otherwise lucid professor post-treatment.

In mid-December, a noticeably subdued Oliver appeared on camera to chronicle the 21 days between his three chemotherapy treatments to that point. He talked about the highs of the first few days, fueled by energy-boosting steroids that made him feel "ready to run a triathlon." Then comes the crash, Oliver explained, five days of agony marked by dizziness, diarrhea, constipation, mouth sores, confusion, tingling, hand cramps, rashes and disorientation.

"It's a trick," he said about the initial euphoria. "The Kryptonite comes. Superman is dead on the fifth day."

Ever the professor, he used a bar graph to illustrate his three-week cycles.

Four months of treatment have also given Oliver a window into modern health care from the patient's perspective. He hasn't liked all that he's seen, particularly the limited interaction between doctors and nurses. He makes sure that his caregivers are also watching his video dispatches.

"I'm in a position to be extremely critical while they're giving me treatment," Oliver said. "They consider me an advocate. They want me to help with their patient training."

Oliver, a former executive at Heartland Health System in St. Joseph, knows he can engage with his doctors on a level of familiarity that most patients cannot. That's another motivation for his videos, to help level the playing field.

"I'm not intimidated by physicians. I realize they are people like everybody else," he said. "They make mistakes like everybody else. ... This is my opportunity to talk about these flaws and disappointments."

As the disease lingers, he and his wife of 16 years, Debra Parker Oliver, must also plan for life after his death.

A few short months ago, that talk consisted mostly of retirement, visits with the grandchildren and their next ocean cruise. Now it means stressful sessions with financial advisers and making plans for his memorial service.

"I am not afraid to die," Oliver said. "I am a gerontologist. I know that none of us get out of this alive."

His wife, an associate professor and former hospice worker who also works in the family and community medicine department, is less certain.

"Maybe he's not afraid to die, but he's afraid of dying," she said, her husband by her side. "The idea of this man being confined to a bed, maybe not being able to speak, is much more scary than what you are willing to admit."

On a recent visit to the Ellis Fischel Cancer Center, the couple received some encouraging news: A scan showed no visible lesions, meaning all were less than 1 centimeter in length. He will return later this month for two final rounds of chemotherapy followed by three months of freedom from medical procedures before getting another scan.

Best of all, the good news buys him time.

Time for a long-awaited cruise to Istanbul and Rome. Maybe time to travel to the NCAA basketball tournament in March to watch his beloved Tigers as the team seeks its first-ever Final Four berth.

The cancer is "still there. It will grow back," he said. "Eventually it will grow back and kill me."

No one knows how much time remains. If it's more than a year, he added, "we can produce a lot more videos."
